FEATURES

A New Era on the Crest of Potrero Hill

Experience San Francisco’s next chapter from above! Watch the sunshine over the fog from the crest of Potrero Hill and enjoy 360-degree views of the cityscape, 365 days of the year. Sutro Architects’ design for the luxurious four level two-unit building at 863 Carolina Street maximizes the unique city views from its perch atop Potrero Hill.

Ready to Build

San Francisco Planning Department approved and zoned for 4,451 square feet, four floors, four bedrooms, four full baths, a two-car garage and a private elevator to each floor. A rarely approved entitlement to demolish an existing shack and to build one level above the neighboring structures. The two-unit building plans could be applicable for occupancy by one family for a large and luxurious home.

The two-unit building option features a two bedroom, two bath penthouse on the second and third floors with 360-degree views of San Francisco from two sides, and on both levels. A second unit, on the first floor, has one bedroom and two baths, also with exceptional views.

The modern building capitalizes on its sunny Potrero Hill location with a spacious light well, ideal for a living wall. The contemporary design is spacious with high ceilings, luxurious entertaining and living spaces, and ample storage.

Ground level: Two-car garage, storage, and trash receptacles. The large, side by side, two-car garage allows private elevator or stair access to the building.

First floor: Living room, large bedroom with walk-in closet, two full bathrooms, kitchen, and French doors leading to the terrace and backyard with beautiful views of San Francisco.

The living room on this level could be the fourth bedroom if the building is used by one family.

Second floor: Two bedrooms with large walk-in closets, one full bathroom, and exquisite views of San Francisco.

Third floor: Entertainment room, dining room, large east-facing terrace with unobstructed, sweeping views.

Roof: Flat with potential for a rooftop patio (permit required).

The design for 863 Carolina Street is committed to the sustainability of the built environment and utilizes LEED standards as its framework. The design can be implemented in a myriad of materials and means of construction, from concrete and glass to wood, stone, and metal, or any combination thereof. Further detailed architectural and structural plans will provide the new owner with a flexibility of material choices and finishes.

Neighborhood

Potrero Hill

Potrero Hill offers not only the best weather in San Francisco but also quick and easy access to I-280, I-80, I-101, and Caltrain. Its neighbors include the future home of Chase Center (the new Warriors stadium), Mission Rock, AT&T Park, Pier 70, Crane Cove, and UCSF Medical Center.

The family- and dog-friendly area features recreational spots, an array of local restaurants, and bars. The artsy Dogpatch and the hip Mission District are both nearby.

Remarkably, Potrero Hill, with many early Victorians along its charming streets, withstood the earthquake of 1906. One of the best-kept secrets for many years, Potrero Hill was once the blue-collar home of shipping docks, storehouses, and the simple shops and bakeries frequented by the families who called it home.

A big turnaround came on the heels of the dot-com era when many of the warehouses and factories transitioned into the live-work lofts and offices we know today. Development along Third Street has solidified Potrero's reputation as an exciting destination with an unparalleled ease of commute to downtown San Francisco, Silicon Valley, and SFO.

Eateries, bars, and shops along 18th Street are plentiful in their options. The classic watering hole Blooms, named for the heroine of Ulysses, offers pool tables, awe-inspiring views, and fantastic people watching. Chez Papa offers the best French Provencal bistro cuisine this side of the Sierra Nevada. And don't miss Farley's, where an easy-going coffee drinking crowd enjoys daily brews strong enough to cut through any misty morning.

Students and young folks help liven things up just enough thanks to the nearby California College of Art campus, the California Culinary Academy, and local bar The Bottom of the Hill, which hosts an amazing array of music acts. You'll find plenty of shopping and grocery options close to 16th and Potrero.

If you've never visited Potrero Hill, get ready to be romanced by this charming hillside respite.
